The 2008–2009 downturn has completely evaporated in Paris’ historic center.
In the first arrondissement, a property located between the Palais Royal and the Tuileries sells at 8,000 to 12,000€ per square meter.
In the 2nd arrondissement, the Sentier neighborhood is slowly being renovated and the trendy Montorgueil neighborhood—very popular with Italians and young French people—has reached 9,000€ per square meter.
In the 3rd and 4th arrondissements, there is a housing shortage, and there is hardly anything to be found for less than 550,000€. Italians, Americans, and English hunt down pied-à -terres in this area.
The 5th arrondissement remains the neighborhood with the least amount of turn over and there is virtually nothing for sale.
The 6th arrondissement has some of the highest prices in Paris, and is seeing its international clientele return.
Prices remain, on average, between 10,000 and 15,000€ per square meter.
In the 7th arrondissement, prices have stabilized and real estate transactions are picking up. Most sales range between 9,000 and 10,000€ per square meter, but prices can skyrocket as one gets closer to the 6th.
In the 8th, 16th, and 17th arrondissements, family apartments are taking off.
The largest part of the market is between 7,000 and 10,000€ in the north 16th and between 8,000 and 11,000€ per square meter in the golden triangle around Parc Monceau.
Buyers are coming back in the 8th and the average price there is between 6,000 and 7,000€.
In the east, in the 18th, the decrease has been forgotten and prices are now the same as in 2007.
Near Marché des Abbesses and the pretty side of Montmartre, prices vary between 6,000 and 9,000€ per square meter.
In the 19th, small apartments are very much in demand and the area around the Villette basin can climb up to 6,200€.
In the 20th, investors are back and looking for spacious properties. The areas in the highest demand sell for around 6,500€ per square meter.
