Transactions have declined by 24.4% during the second quarter of 2009.
The gap widens according to a property’s quality level: a poorly soundproofed 70’s-era apartment will be harder to sell than a solid cut stone apartment building with high ceilings. The same goes for apartments on bottom floors, lack of elevator, dark rooms, or a noisy location—all sell at low values.
Owners are generally not interested in offering a significant discount and prefer to either wait to sell or rent, which results in a sharp decrease in available real estate.
