"Achat-appartements.fr" is a real estate specialist, a card-holding professionnel who you commission to search for a property : old or new flat, from a flatlet to a 5-bedroom flat or more, duplex loft, town house, property in Deauville in Paris or in Paris region. 1- the first interview To optimize your chances of success, "Achat-appartements.fr" provides you with a single interlocutor. He is available, pro-active, attentive to your needs and follows your file right through to its conclusion. He will come to visit you for an initial brief in which you will define in detail all the essential criteria you require with respect to your real property project. You will draft with him a very precise specification file : -size and acreage -number of rooms -location, areas to search -old or new -to be refurbished or not -light and exposure to sunlight -balcony, terrace -vis-à-vis -floor -elevator (ground or top floor) -car park -distance from shops and facilities -budget 2- the contract During this interview, you will sign a mandate for your search with "Achat-appartements.fr" (usually an agreement renewable every three months without extra charge) which defines precisely the content of the mission : - type of property required - geographical location - short description - maximum price - duration of the mandate - fees 3- visits Once that has been done, ""Achat-appartements.fr" goes into action. We examine all the sources of information regarding property on sale : small ads from private owners, real estate agents and notaries, dealers, etc...no stone is left unturned to ensure you are offered the most comprehensive selection available. We visit all the properties that appear to correspond to your criteria and create a shortlist to ensure you only visit properties that correspond strictly to your requirements, to avoid wasting your time. We accompany you during these visits, assist you during the offer and the negotiation, collect the documents you need to consult before making a commitment (loi Carrez, documents from the syndic, information regarding charges...) and remain at your side throughout the signing of the deeds of sale. 4- fees As a card-holding member of the real estate profession (n°T11874), achat-appartements.fr charges according to the terms & conditions of the "loi HOGUET" (law n°70-9 January 2nd, 1970) which states that “fees are only payable on completion of the transaction”, once all the suspensive conditions have been met, on signature of the authenticated deed. Fees are subject to an agreement on a case per case basis depending on the project and are calculated on the basis of the difficulty of the search and the price of the immovable asset (as an indication from 2% to 5% of the sale price, notary fees excluded).
